# How to read a Bangalore land title before you pay a token advance

Every plot is a stack of layers, and the title is the first one. If it is weak, nothing built on top of it is safe.

## 1. Khata

The khata is the local body's record of the property. Ask which type it has, because it affects loans and resale.

## 2. Encumbrance certificate

The encumbrance certificate lists registered transactions and loans on the property. Ask for at least 13 years, so you can spot claims on the title.

## 3. RERA registration

Larger projects must register with the state RERA. Verify the number on the official portal before you rely on a brochure.

## 4. Land conversion

Agricultural land needs a conversion order before it can be used for housing. Check that the order matches the survey number you are buying.
